Rosella is just gorgeous! It is a modern four-bedroom home nestled on 1 acre of natural Victorian bush and well land cared for gardens thanks to our local Daylesford gardeners. The sound your feet make while walking through this home's green gardens will be like music in your ears as you enter into an oasis away from reality - yet it is still just a minutes' drive and a good walk, all the popular Hepburn and Daylesford amenities including shops, restaurants and day spa's!

The house contains 3 levels with a modern, open-concept floorplan perfect for guests to entertain the whole family and large groups of friends. A spacious lounge and living space transition to the dining area offering guests a magnificent entertaining and living space.

The home has ample space for nine guests and offers three beautiful bathrooms with luxurious amenities. The modern kitchen is equipped with stainless steel appliances, which are perfect for preparing meals or hosting a small dinner party.

This house is a marvel of modern architecture and country charm with its creative chandelier centrepiece and full lofted ceiling that encourages plenty of natural light from both sides with a luxurious spa and games room in the loft.

Bedding, Linen and Towels are supplied for the number of guests you have booked for. We ask that you use what you need, in an environmentally friendly manner. We provide additional towels for stays 5 nights and longer.

Beds each have a blanket and there are spare throw rugs/comforters in the lounge room.

On the day of arrival, you will receive a message with the lock box code usually between 2 and 3pm or as soon as the property is ready. The code is also made available automatically on our guest app which you will be invited to check-in online to via sms a few weeks before your arrival. (this is optional)

Rubbish taken to the council bins. Please do not overfill the bins or leave rubbish on the grounds. get in touch with us if bins are full.
Check all rooms, drawers, cupboards and hide-e- holes for your items. We are unable to store lost property for guests.
Pets are allowed and require a 35/p pet fee.
Spa Bath should not be run with loose items such as rose petals, tea, glitter etc in the water.
Parties and events are not permitted without prior written approval, a damage deposit or event fee may be negotiated with guests.

Lockouts, lost keys and changes to bedding after cut off times may incur an additional fee.

Note: Nespresso vertuo pods have been an issue to source recently and are not available in nearby supermarkets or from suppliers, we have provided moccona latte or cappuccino sachets as a replacement until we can source the correct pods

We supply a starter kit of firewood, kindling, starters and newspapers. Guests can purchase additional kindling and firewood at the Coles Express service station.

Cancellation Policy & Travel Restrictions

If there is a Victorian lockdown in place on your arrival date and you have not yet checked in the primary guest may

1. Request a free change of date - new dates may result in a refund or additional fees depending on the dates selected - talk to us if the rate is higher and we will see what we can do.
2. Request a refund if you did not book a non-refundable rate, so you can book again when you are ready
3. Defer your booking without securing a new date for 4 weeks. We must have new dates within 4 weeks otherwise we will need to refund the booking.

Lockdown related refunds will be refunded minus any actual costs such as transaction fees and also a booking fee. We encourage guests to request a move of their dates before their arrival date if possible
We can not refund or move dates for guests who cant travel due to Isolation or Quarantine requirements.
If a snap lockdown is announced close to your arrival date and you have not checked in, Don't panic, simply send an SMS or call us to advise that you are not checking in and would like to find out your options to move or cancel your booking.
If it is unclear if you can travel because restrictions are likely to change by your arrival date talk to us about moving your booking, or refund options.
Please note that we process refunds on the original arrival day as sometimes restrictions are lifted in time for you to still travel. But if you think you won't be able to travel, please let us know so that we can free the dates for someone who can - when your dates are booked by someone else we will refund you earlier.
